I don’t know about you, but for me, the most stressful part about working with buyers and sellers is the whole inspection process, and the requests of the repairs and the negotiation of the requests. So today, I’m going to give you three tips for when you’re working with buyers on how to prepare and present your inspection requests.

I’m Bob Sophiea, I’m the CEO of the New Home Collective, I’ve sold over a thousand homes. The majority of those homes, I was on the seller side, so I’ve seen inspection requests come in from all different experience levels of real estate agents. And through that, I’ve learned a lot about the best way to present this to the sellers.

My first tip:

Get it all on one page. Now I know you’ve overheard or you’ve been the person that had to relay this message, “We got a five page inspection request.” Right. When you say that to a seller, boom, they’re already shut down. They don’t want to hear that. You say five pages… It doesn’t matter what’s on them. So that’s my first tip, is to get it on one page.

My second tip:

is to categorize those requests. So examples, electrical, plumbing, handyman, roofing, there’s more categories than that, but that’s how you want to group them. You want to group them by who’s going to do the repairs. I mean, the goal is to have a bunch of stuff that can be fixed by a handyman, but if it’s electrical, you’re going to create a section that says items to be repaired or replaced by a licensed electrician. And then bullet point, within as few words as you can describe, what needs to be repaired or replaced. And then the next item and the next item, then you’re going to create another section. The section might be plumbing, all items to be repaired or replaced by a licensed plumber. Okay. So there’s that. And then after all of those requests, then one statement that says all receipts for repairs to be provided three days prior to closing. Okay. So we’ve condensed down everything into different groups.

The third tip:

This one you don’t have to use all the time, but if necessary, reduce the font. Reduce the font, getting it on one page is so important. So reduce the font, get it onto one page, put them into sections or into categories so that it’s not all over the place. And don’t copy and paste it off the inspection request form, put them into sections, put some thought into it, organize it so that it appears that it’s not going to bring break the bank. Because most of the time, it’s not going to break the bank. But it’s how we present it, that’s what kills deals. So to keep the deal alive, get it on one page.
